4.How is the rent determined for Housing Choice Voucher tenants?

RHE determines the rent for Housing Choice Voucher tenants based on factors such as the area’s Fair Market Rent (FMR), the tenant’s income, and the reasonable rent for similar units in the neighborhood. Thus, RHE ensures that the rent is fair and affordable for the tenant.

5. How are payments made to Housing Choice Voucher landlords?

RHE pays a portion of the rent directly to the landlord each month, known as the Housing Assistance Payment (HAP). The tenant pays the remaining portion of the rent, typically 30% to 50% of their adjusted gross income.

6. What are the benefits of participating in the Housing Choice Voucher program?

  • A reliable source of rental income.
  • Reduced vacancy rates, as there is often a high demand for Housing Choice Voucher housing.
  • Assistance from RHE in managing and maintaining the property.

9. What happens if my property fails the HQS inspection?

If your property fails the HQS inspection, RHE will provide you with a list of required repairs. You must complete these repairs within a specified timeframe. Once the repairs are completed, RHE will conduct a re-inspection. If the property passes, you can lease to a Housing Choice Voucher tenant.
